Why are alot of homes available in the The Woods at River Run development in Lawnside, NJ?

I am looking to relocate to the South Jersey area within the year. My fiance currently lives in Westampton, NJ and I will be working either on Chestnut Street in Philadelphia or by the Philadelphia National Aiport. My goal is to find a nice new home equally located between Westampton and Philadelphia.. with a lot of square footage.. reasonable taxes.. nice stable neighborhood.. good school system.. for around $300K. I have great credit, so a home in preforclosure or something similar is desirable. I am not sure if this is a reachable goal but I am ready to do my research.
