Where are the nicest areas around St. Louis, MO?

I have been told that Clayton and St. Charles are good areas. Is this correct? What other areas are nice? What are the best locations for property appreciation and investment property?

It depends on whether you purchasing to live there or for a rental/investment property and in what price range. For purchasing, rehabbing and selling, the areas that are still selling are Unversity City, Ladue, Clayton, Normandy. To live in the area, the best areas are Clayton, Ladue, Creve Coeur, Chesterfield, Kirkwood & Webster Groves. For rental properties the areas near medical schools, law schools and other universities are: Central West End (St. Louis City), Clayton, University City, St Charles (Near 5th Street), Richmond Heights.
