When should you start looking for a house? We can not move until August because of our lease. How long should we wait before we start looking?

If it were me... I would start by getting a loan pre-approval now. Just in case there are any issues you need to fix between now and then.

About 90 days before your lease is up... it's time to start looking at some homes... I can send you a very detailed list of everything out there in your price range that fits exactly what you are looking for..

You can start getting an idea for which areas you like, and what you can get in your price range.

Start looking at homes on the inside about 30 to 60 days away from your lease being up. Most sellers want you to close within 30 to 45 days max from the time you contract on the home... so if your loan is in pre-approval prior to looking at homes... this should be easy as pie!

I agree with my colleagues, you should start the pre-approval process now, just in case you have to clear up some credit issues (even having wrong info on your reports). As far as a timeline for looking, I would start looking in May for areas you would be interested in living. Then in June, I would contact me to send you some homes for you to review. I can then schedule showings for those homes so you can see them in person inside and out.

At that point of the year there is a lot of increased business from families trying to get settled in before the start of the new school year so title companies and lenders have their hands quite full. Expect 30-45 days for the process to complete once you have a home under contract.

Depending on your work schedule and your availability to view homes, it should take 5-14 days to find just the right home to fit your needs and lifestyle.

So adding that up you should start 8 to 10 weeks prior to your lease ending.

However, the best thing to do is to get 'pre-qualified' now so you can determine your monthly budget for a house payment and learn if there is anything needed to do to improve your buying power. The rule of thought is that you make your money on the purchase of your home since you cannot determine the market at the point you choose to sell your home.

I recommend June. This will make sure you have enough time to shop for the perfect home. And it will give you time to close before you need to move. But, I recommend getting pre-approved as soon as possible. You'll want to make sure there is nothing you have to work on between now and then. The mortgage lending industry is ever-changing. I would be looking on line - my web site or the San Antonio MLS http://www.sabor.com and begin looking at what is out there now for an idea.....it is likely any of the listings you see now that are in very good condition and priced appropriately will not be available in August. For August viewings, I would start about early July....most of the time with a new mortgage, your first payment when purchased is usually 45-60 days after closnig - this is a rule of thumb, not across the board - for example, a mortgage with may of the credit unions locally, you can pretty much name the date of your first payment......example again, Close on 15 August, have a payment due 1 Oct and overdue 16 Oct....just an example.

Hi Cathryn!

Getting started for your home search is so exciting! Right now, it will be helpful to know which areas/location you want to target, if schools are important and make sure you are pre-qualified with a great loan officer. I can recommend one for you if you need!

Remember that once you find a house, it will take a good 30-45 days to close. So, you are going to want to probably start getting your feet wet and looking at houses around May/April. I think start looking in June. Closings can be anywhere from 30-60 days (negotiable).
Maybe start with getting a Realtor and getting pre-qualified.

If you have a general idea of where and what you want you should start looking about 2 & 1/2 months before you move in. That will give you 2-4 weeks/weekends to home search and about 30-45 days to write a contract and close on your home. However, now is a great time to talk to a loan officer to make sure your credit report is clean and that you have enough funds saved for your down payment plus closing costs.
