Previous Realtor have provided great information. As they have stated, Active With Contract means that there is another offer on the property and it has gone under contract. Since shortsales take time until the bank either accepts or rejects the offer, some sellers decide to accept back up offers and this is when the status will be Active With Contract. You need to keep in mind that it might take months until the bank responds to the first offer that has been offered.

Are you able to buy with ALL CASH?
If not, you may want to limit your search to owner-occupant properties like Fannie Mae, Freddie Mac and HUD owned homes so you don't have to compete with the many, many investors buying up everything in the lower crime areas of Tampa like Citrus Park.
Your first step is to get preapproved for a mortgage and if you are a first time homebuyer you may be able to get up to $7,500 to be used towards your downpayment and closing costs. Contact Gina Harris with iBeria Banc and she can see if you qualify. You MUST work with an APPROVED lender to get this money and there is plenty of money available so don't let another lender that is NOT Approved try to tell you any different! If you're not yet working with a Realtor you're welcome to sign up for a free Listingbook account on my website and it will instantly reveal if a property is genuinely "ACTIVE" or if it's already pending sale and "ACTIVE WITH CONTRACT" . Go here: http://www.SoldOnTampa.com
