I would not use the listing agent as your representation since they are legally obligated to protect the sellers interest in the sale. You want someone who can freely give you property value advice and help negotiate the best price so consider using an exclusive buyer agent. They can get you in to any property and help you with the purchase of any property.

In Newton usually all of our listings are scheduled through appointments. Our agency relationships have almost become divided into two categories, listing agents that represent the seller, and buyer broker's that represent the buyer. This was set up to protect you as a buyer. The agent representing you owes you undivided loyalty, reasonable care, confidentiality and accountability. The agent puts the buyer's interests first and negotiates the best price and terms for the buyer.

Throughout the time together the home-buying process is explained. Your agent sets up the home appointments with the listing agents.

Whether it is me or another buyer's broker make sure you are comfortable with that broker, and that the broker is experienced and knowledgeable of the Newton market.

I agree with the answer posted, but I would also recommend you choose an agent to be your buyer's representative. Hiring a buyer's agent will help you figure out all the properties that meet your criteria, set up showing appointments, help you negotiate an offer, suggest lenders for getting pre-approved, and make sure you are getting the best price for the property.
