Carl,

This property is located in a wonderful neighborhood in South San Francisco. The reports that you are referring to are typical reports. South City now has a new ordinance for a Sewer Lateral Inspections, the structural pest report was probably purchased by the seller to help the buyer see any repairs that need to be made and the Environmental Hazards Report is pretty much a report that is done on all houses. None of these reports mean there needs to have massive repairs.

Check with your Realtor for more information.

When you make an Offer, and it is Accepted,
You Include CONTINGENCIES for Inspections:
Then you spend money on Inspections for PEST, ROOF, GENERAL, SEPTIC, WELL, etc
and if the results are not satisfactory, you may/can

1. negotiate with the Seller for remedy
2. accept the repairs
3. walk away

Your Realtor can explain the process; this is one of the main reasons for having a Realtor on your team; to protect you.
