I have lived in Highland Lakes for 11 yrs. Lake dues have gone up every yr. They are now over $1200. There is a nice clubhouse and lots of activities for kids but if you do not have children all you get for your dues is 9 weeks of trash pick up. There is an ass. fee of $2000 that must be paid up front. Lots of the rds. are in poor condition. Snow removal is pretty good unless you live on a remote side rd. then it could take up to 3 days for them to plow your rd. Houses have either oil or propane heat and unless you have a house with a wood stove heat could run you in the thousands per season. Cell phone service is spotty . this town is not over populated . Lots of the houses are summer only homes and even in summer there are not many people. very quiet up here on the mt. but if I could get a good price for my home I would def. sell and get out of here. You will def. need 4 wheel to get around when it snows. Also it is usually between 4 and 10 degrees cooler up here than anywhere else. I joke that we are in the coldest town in N.J., but it is true.

Highland Lakes isn't far from downtown Vernon, and is part of the Vernon Township Area. There are plenty of grocery and retail shops, restaurants, and medical facilities. located only 15 minutes from the NY State border, and minutes from major commuting routes - the Scenic Highland Lakes is a popular residential area.

For info on the association - you can visit their website at http://www.hllc.org
and for fee info - http://hlcc.org/wp-content/uploads/2012/10/Dues-and-Assessme…

In regards to this specific listing - please feel free to call the listing agent directly with any questions specific to the property...Many homeowners pay the dues and assessments on their rental properties, so make sure to inquire when viewing properties.

Thanks for reaching out &
Good Luck!
