Thanks for the inquiry. On this unit it is listed at 790 although it is unclear whether or not that includes the 10% increase to the new owner. There are four other homes in the park in this price range and the space rents on these are listed at $662. $505, $611 and $503. Contact me directly to have these listings sent to you. In my experience there are loans to be had on a 1972 model but the rate will be higher than on a newer model. We can provide free lists and other useful data. Alex Gough, broker,, Adobe Realty. The space rent to purchase a $790.00. However, the mobile home you are considering was built in 1972 and you will not be able to get a loan to purchase the property. You will need to pay cash

Considering you can by a $200,000 single family home with as little as down as 3.5% ($7,000.00) and have payments as low as $917,000 at 4%, it would cost less to buy a normal home that will gain equity faster than a mobile home.

Compare for yourself by using my mortgage calculator at http://www.dnorwood.com/MORTGAGE_CALCULATOR.aspx - Or call and I can provide you a lender that will be happy to explain the advantages of buying a normal home.

You can view all the AVAILABLE Central Coast Single Family homes and condos, on my web site at IN REAL TIME at http://www.dnorwood.com/SLO.aspx

Also, if you call me, I will be happy to send you a link to a MLS portal also in Real Time. 805-471-0828 David@Dnorwood.com - David Norwood – Central Coast Real Estate.

Current space rent is $790 per month. You can expect this to go up somewhat (not more than 10%) for a new owner. It's right on the golf course, with fabulous views, which is one reason the space rent is rather high.
