What is the average price per square foot of a resdential lot within the city limits of Aspen?

Dear Landprice,

As you know I can only give you the highs and lows of lot sales in the last year in the Aspen area based on my CMA for Residential. The low is $240,000 for a quarter acre lot, then average is $3.8 million for 2.7 acres and High was $15M for a 6+ acres lot. Without more information such as location in Aspen and so on, only highs and lows can be given. I would suggest contacting a good Real Estate Broker in Aspen and ask them to perform a better CMA for you based on your location, type of residential lot and so on. Good luck.

The prices for Lots vary significantly in Aspen. The Core and West End lots are typcially smaller (roughly 2,500 sq ft+), while there are lots within the City Limits that are a few acres in size. The value is determined by many factors including buildable FAR, views, locations, amenities, etc.

I'd be happy to provide you with further information about vacant land price per foot, but perhaps it would be better to understand better the other parameters involved because it would be misleading to give you an average price per foot for a West Aspen Lot that is larger in size and can accomodate a 10,000 sq ft+ house if you are interested in a 3,000 sq ft West End Lot that allows for a 5,000 sq ft house.

Your question was directed to the per square foot price of lots within the city of Aspen, so I have based my answer on your criteria. The average listed sales price for active lots within the city of Aspen is $470 per square foot and sold from January 1, 2010 to date is $516.

There are 62 active home site listings in Aspen right now. They are priced from $20,000 to $9,000,000 with an average price of $3,490,00. They are priced from $1,600 per acre to $30,000,000 per acre with an average price of $5,428,839 per acre.

There is one property pending priced at $3,495,000. It is priced at $1,546,460 per acre.

Fourteen properties sold in 2010 priced from $1,000,000 to $13,000,000 with an average price of $3,573,214. They were sold from $137,870 per acre to $33,291,666 per acre with an average price of $6,159,916 per acre.
