I like Mary Weaver's answer because she not only describes some of the variables but recommends that you contact the assessor's office. Simply put, assessments can vary as much as the unique characteristics that properties contain. Property assessments and taxes are complicated and your best source is the local assessor who can:
1. Explain how assessed values are determined and how frequently their assessments and the property characteristics are updated;
2. Explain any assessment or tax abatements, deferrals, or exemptions that you may or may not qualify for. These factors alone can make it difficult to compare or determine and "average real estate tax." And
3. Inform you of how and when you can challenge what you feel to be an erroneous assessment.
Try contacting the Garfield County assessor who may be better able to help you with providing more information as to the type of property. Thank you.
As you look at properties you can easily find out the taxes on them from your Realtor or through the Garfield County website.
If I can help you further, please don't hesitate to contact me.
