What is it with Realty Trac? Are these bogus listing or a typical come on with no real informative value?

Realty Trac is a 'pay for access' site with apparently aggressive marketing paradigm. Wish I could exclude them from my searches but that does not appear to be a trulia option

RealtyTrac posts notices of foreclosure actions like lis pendens filings on Trulia. These are not homes for sale, but rather notices of legal action against a home.

My issue with RealtyTrac is that these postings are very confusing as consumers think that they can buy a home for the value of the lis pendens filing amount. RealtyTrac posts these confusing notices to lure you into signing up for their fee-based service.

RealtyTrac tracks all foreclosure filings in the country through all stages - from first lender filing to actual foreclosure. The values represented are nowhere near accurate; some loans are second liens or home equity lines, others are first mortgages.

Trulia, as great as it is, does not have accurate information regarding active property either. Information is manually uploaded so it depends on the agent to keep everything up to date. Listingbook is a really neat tool that pulls directly from the MLS so you'll be able to see which properties are available and those that have sold or gone pending. Try using another search site. I will offer you two different ones, the first has a few more bells and whistles:

Realty Trac is more or less a report on properties in trouble with the lender. Many of the properties here are not for sale. If I were you, I would write to Trulia Customer Service and ask that Realty Trac properties be excluded from the site. I have had buyers subscribe to Realty Trac and then be suprised that they can not see the properties because they are not on the market.

You are right... The information that is being broadcast by RT is very deceptive and confusing. Perhaps the service is wothwhile and valuable- once you pay for the information.

There should be some rules in place to eliminate this kind of blatant misinformation.

Thanks to all of you!! Not only did you answer my question but y'all provided additional resources and confirmed my value of Realty Trac's value, ;). My estimation of Real Estate professionals continues to grow. And, I did email Trulia last night and will follow up with a letter.
