Hi Wonder202,
A condo fee covers the cost of maintenance, repairs, and security of buildings and common areas.
The amount of the fee is determined by the association and usually represents a proportionate share of total expenses based on the size of the condominium unit.
It is always a good idea to attend the condo association meetings to have a say in condo association decisions such as inflating costs. Contact me to schedule a showing.

The condo fee covers typically many things and every condo building has some sort of fee. The fee depends on which services are included, the more services typically the higher the condo fee.

The unit you are asking about is actually under contract and going to settle 12.31.12. The condo fee for this unit/building is:
Condo/Coop Fee: $2,423.52/ Monthly
HOA/Condo/Coop Amenities: Common Grounds, Concierge, Elevator, Exercise Room, Pool-Indoor
HOA/Condo/Coop Rules: Moving In Times
HOA/Condo/Coop Fee Includes: Air Conditioning, Cable TV, CAM, Custodial Services Maintenance, Electricity, Heat, Lawn Maintenance, Master Ins Policy, Pool(s), Reserve Funds, Security, Snow Removal, Tennis Courts, Trash Removal, Water, Exercise Room

There is a 1BR/1BA for $470k on the unit in the building otherwise the other active listings are 3BR and over $1M.

Please let me know if you have any additional questions or need assistance.
