What do they mean by both sides are rented? Does that mean that once this property is purchased, we just manage the rental side of things?

Essentially, yes. The sellers have lease agreements with the current renters, and are selling with those in place, although, you may ask to review the lease to determine what it provides for in the event the property is sold to a new owner, and the terms of renewal or termination. If you are interested in such properties, it is always advisable to have an attorney review the leases.

That would be correct. Of course your agent can find out the current rental rates, length of contract etc./ If property management isn't something you are interested in doing, there are several very qualified management companies in the area that I could recommend.
