Petersen, Home Seller in Warwick, NY

We have a 119.5 acre farm about 45 minutes outside NYC that has been ordered to be sold by the courts. What would be the best way to advertise this?

property? Are people buying for investment/development potential right now? Much of the land is bordered by a large apple orchard that is not likely to be developed. Are people buying for retreat/recreational purposes? Not a good time for a court ordered sale. Is anyone buying large parcels or anything at all now?

Mr. Petersen,
The court often orders the sale through one of the court approved Realtors. Check with the court first.
If the court doesn't appoint a Realtor, there are several good firms in Warwick.
Interview them in on a scheduled basis and ask the majority of your family to approve.

There is no bank involved. It is owned outright. There are no leans or back taxes. It is owned by multiple owners who cannot come to terms, therefore the court has ordered it to be sold.

Is the bank willing to do a short sale? What is the asking price and liens attached?

Do you have a time line when this needs to be sold? Is there anything attached to this court order to scare off potential buyers? (i.e.are you in arrears?) Get a real estate agency that deals with subdividing, etc. Make sure it's a company out there that is present, advertises heavily.
