Hi Sam,
down payment requirements differ from loan program to loan program. they don't depend on which house you buy.
There is an FHA loan program for primary residents with 3.5% down payment. Other programs have higher down payment requirements.
There is one great program (USDA) for primary residents that can be used only in a few locations around Phoenix. The city of Maricopa is one of these areas. The program does not require any down payment and if you get the Seller to pay 3.5% towards your closing costs, you can buy without bringing additional funds to the closing table. There is a funding fee ( I think 3 % but that is rolled into the mortgage). One of my buyers used USDA and is closing on a home purchase today. For my buyer it worked out this way.
As a real estate agent, I always advise buyers to get in touch with a mortgage person to find out which program(s) they qualify for. Your Realtor can set up a search in the MLS for you. That way you have access to the most current and most detailed information. Often times the information on the internet search sites is not current and, like in this case, show homes as available that are already under contract.
Good luck!

Dear Sam:

I am sorry this home is "Pending" and is no longer actively for sale. A contract was accepted by the seller on June 21. Here is the listing from the Realtor's MLS which is more current than homes you see on Trulia: http://www.flexmls.com/link.html?u9aq6lbrcp5,12,1

The good news? There are many other newer homes actively for sale in Maricopa, Queen Creek and San Tan Valley in this price range. Feel free to check on the MLS with no registration to see these similar homes at: http://arizonahomesland.com/freearizonamlssearch.html

Hi Sam
A lender, such as Todd below, can help you with information about the financing options. This particular home, however, is in pending status - it has an accepted offer about to close. If you would like more information about available homes and you aren't working with another Realtor, please send me an email and I'll send you a list of available properties.

Sam,

This property most likely qualifies for USDA 100% financing. Your eligiiblity depends on credit score, debt-to-income ratios, and income (USDA has income restrictions). If you can go this route, it would be a great options. Other financing would be availalbe with 3.5% + down payments.

Let me know if I can assist you with more questions or a pre-approval.

Todd
