This subdivision is located in the city of Grapevine. The agent should be showing the city as
Grapevine and a fine can be accessed from our local MLS. I know this to be true because my business partner, Brenda Blaser and I had a property listed in this subdiviion and we were given notice that a fine would be accessed if we did not show Grapevine as the city.......City of Grapevine, Schools are the Carroll ISD-Southlake schools. The beauty of this is you have lower taxes for the city of Grapevine.

The current taxes listed for this property are $13,679. However, the property has a pending contract on it. Taxes in Southlake vary by the school district and are based on the assessed price set by the Tarrant County Appraisal District.
Here are the 2010 rates showing the four possible school districts (Carroll ISD, Grapevine/Colleyville ISD, Keller ISD and Northwest ISD). Since the appraisal district reassesses each year, for estimating purposes, multiply the list price by the number below and you can pretty much be assured that taxes will not be more than that amount. For example, a home assessed at $600,000 in the Carroll ISD wil have a tax amount of approximately $15,060.

I can't explain why Southlake is shown as the city, nor why the links go to Grapevine-Colleyville school district. The listing agent may be able to explain these discrepancies.
As a guess, the post office often has the same zipcode split up for adjacent suburbs, and Grapevine is sharing the Southlake zipcode. The schools in Southlake might accept children with the correct zipcode, maybe.
If you were to purchase a house valued at $599k, the taxes would be slightly higher for the 2010 tax year:
$14,350 - $13,700 - $12,500, based on current real tax rates, for the same cases - no exemption, homestead, senior.
