Hi B-
It's hard enough finding the right home now, especially if you have one to sell.
I have a couple of things that may be of special interest to you.
First, I have my Round-trip Loyaly Clause. When you list your home with me and buy your next home through me, YOU SAVE!. Clients that list & sell their home with me, will save thousands of dolars when they buy their new home, using me as their Realtor. Clients have saved more on their newly purchased home than they paid in commissions on the Selling side.
Next, I can set you up ona tailor-made home search program You have run into one of the great frustrations of internet shopping for homes.
There are so many websites, with so much incorrect information out there.
If you would like I can offer you a FREE service that will provide a customized home search with information fed DIRECTLY from the MLS.
This search will provide you with ALL of the listings from ALL Real estate Companies that are members of the MLS.
You will receive updates WHENEVER a new property comes on the market or when there is a PRICE CHANGE on an existing listed home.
You will be UPDATED daily.
You will be able to organize the listings to keep those that you have an interest in & reject those that suit your needs.
We can define this to suit the specific PRICE range, AREAS of interest, Type of homes, etc.
This FREE service will save you time, money and perhaps most importantly, save you frustration.
If you feel that this no-obligation, free service could help you, please call me at 440-487-2193 or e-mail me at jwirsing@kw.com
Best of luck,

Hi B,
You don't need to have the listing agent submit an offer for you. It is always a safe idea to have a buyer's agent represent you in any transaction. I can act as your buyer's agent, and would represent your interest only in this transaction.I have many ways to approch the seller of this property to submit your offer, while representing you and your best interest's. Even though this property is no longer listed on the MLS this should not hinder you from making an offer. I have many ways to approach the seller to present your offer in the most advantages light. One of which is Seller would be saving "no small amount of Commision" to be a URS. I do these kind of sucessfull transactions monthly and have 22 + years of experience, Staging and eagent Designations, which may be beyound the reach of normal everyday agents. Let me put this critical experience to work in your favor.
All the best,

As Art states, without an agent to help find you homes on the MLS, the data on some websites stays for months. You may want to have a buyers agent represent you ( it's no cost to you) to assist you in making an offer, checking the neighborhood comps, etc. You may use our website, with no obligation, to search for homes in all of NE Ohio that come directly from the MLS. Good luck, B.

That property is NOT on the market. Please note that when you search for properties on 3rd party websites (away from the MLS), some properties don't get cleared out - as in this case.
If you need any assistance, I'd be glad to help you further - please feel free to contact me!
