fiancee and I decided to call the relator. We were told we couldn't have a walk through without a pre-approval letter. We immeddiately went to a loan officer and received this letter (within a day and a half). After, the relator told us this house was under contract. Trulia lists it as sold in January.

Obviously, there were some communication issues here. My fiancee and I felt "tricked" for lack of a better word. Hopefully, next time a house is under contract it will be immediately removed from this site.

To get up to date info. you need a realtor working for you in the area you want to buy. I list foreclosures that sometimes are under contract before it every reaches this site.

The problem you encountered will happen with the better properties. That is why most REALTORS encourage serious buyers to get their preapproval done before they begin to preview properties. Work with a reputable buyer agent who will only show you available properties to avoid this frustration. Most of the internet sites don't remove sold listings immediately - their databases are "swept" on a schedule that has nothing to do with sale dates.
However, the MLS databases that agents have access to are supposed to be kept current, and agents are strongly encouraged to do so or possibly face fines. Generally, agents comply very well.
The general public does not have access to these sites because they contain proprietary client information.

Hi Meghan,

Unfortunately the listing will not be removed until it actually closes. You can avoid some of this frustration by working with a REALTOR. When we look the home up in our databases we are notified whether the home is pending sale (under contract) or not. I will be happy to assist if if you would like.
