This address is also listed as "sold", so that might be something to mention as well since it is still listed as Active in MLS.

It's listed just over 1900 square feet. Is the 2900-3000 sq ft estimate including a basement?

It's likely the "living area" is 1939 sqft and the basement adds another 1000.

Sounds like they added sq feet and the city hasn't caught up with it on the tax records. Usually this is done to keep the taxes lower.

Feel free to give the city a call on the non-emergency line 311 and report that they are under taxing the property. I'm sure they will correct that problem ASAP.

Yes, most likely it can be amended, in MLS the listing agent needs to go in and change it. However, he or she will need proper evidence that shows the correct square footage. Hope that helps.
