A great resource for finding out what property taxes would be on a particular home in Beaufort County is at this website: Simply type in the sales (or possible sales) price in the "Value" box, then choose whether the property will be owner occupied or at the 6% rate, which is used is this is not your primary home. Then you select the tax district. This home is in 510, which is one of the districts on Hilton Head. Good luck, and feel free to contact me with any questions!

Last time I checked at The Spa on Port Royal Sound (a few weeks ago), the regime fee for a 2 bedroom unit was $320.43 + Insurance of $143.62 for a total of $469.05 per month.

Taxes for anything on Hilton Head change at the time of your purchase, so don't look at what the current orwner pays or what a current assessed value is - we have point of sale reassessment in Beaufort County, so your taxes will be based on purchase price - a good approximation for your annual taxes would be as follows: 1.25% x purchase price on a second home or investment property - or a little less than 1/2 % on a primary residence - it does depend on the area of the island due to varying millage rates, but at the Spa, taxes on a $100,000 unit (based on 2008 millage rates) would currently be $1245.36 for a second home or $419.84 for a primary residence.
