Vincent is right about that.However most owner occupants do not have the cash to buy there.
the best thing to do is find an agent who will send you listings the day they come on the market.
the best priced properties are often under contract in just a couple days with a few exceptions.
Homes sold by Freddie mac and Fannie mae have investor waiting periods.
So if you are an owner occupant you have the opportunity to buy a home before the investors and flippers.

That said, currently in winter park we have very little inventory of foreclosure properties and they are often selling above asking price so be prepared to be bid against.

The best deals are at the court house steps, believe it or not. By the time these homes make it to market the money has been made. Watch the values and try to buy below market value, to walk into a stronger position of "equity."
