Brighton is not an area I typically serve. But, I can tell you if you rely on estimates from Trulia and the other guy, you're going to be misled. The best method of a setting values on a home is the tried and true way: research by Real Estate Professionals.

We take the time to pull up comparable homes - not just homes sold in the area. The homes are similar that I look at and other agents look at. The features are the same. If the home is near a lake, we ask if it is on the lake or across the street. The data produced by Trulia is on the whole fair. But it is certainly not ideal and often is misleading.

This home may be priced appropriately, and it may not. Have a Realtor or agent help you.

This home is about just over a 100 dollars a square foot homes are selling in the area for this amount. Just so you know. But that has to be finished square footage... That's in the home.. This home should sell for about 310,000.. Depends on condition of the property as-well...

many homes are priced over the market value. Unfortunately we can only sell a home for the market value not for the price that the owner may need or want.
Your professional Realtor can provide comparables and local insight into values in a subdivision that you have interest in.
