The West side is a fantastic place to live. I have many clients who live on that side of town, and they truly love it.
Here is a link to general market conditions in Tucson. I also have a report specifically for the West side that I can email to you.
I can also set you up on a search so that as soon as a new property comes on the market that meets your needs, you will receive an email with photos, maps, and all the details. Once you find the right house, I can help you do comps that will adjust for size, condition and amenities so you have a clear picture of the value of the home.
Feel free to contact me if you would like me to do this for you, or if I can answer any more of your questions. Also feel free to use the free tools on my website.

Looks like you've gotten lots of responses to your question, but let me also add that if you go just a bit further west, past Camino de Oeste, depending on your income plus other qualifiers, you could buy a home using the USDA rural home loan program and get a home with zero money down and no MIP. I can help you find out more about this program and also send you listings in that area that qualify. Contact me if you would like my help.

There wasn't a whole lot of activity in the Smoke Tree Estate, The Enclave or Painted Hills Estates - but the 6 homes that sold in 2009 in those neighborhoods all were within roughly $100 to $120 per square foot.
While that isn't a perfect guideline, it does give you an idea of what to expect when shopping in that area.
It would be helpful if you could give a better description of what your preferences are and Must-Haves vs. Would Likes. I put together a section of one of my websites for you - it has the data on the properties that sold for you to download & keep, as well as a property search tailored for you to see what is currently on the market.
Just click on the link below this post & it will take you to the "Daniel" page on that site!
Also - if you would like to search for property from your phone, you can download my free Tucson Real Estate App by texting: TKREAL to 87778 - you'll get a text back with the download. Its free & you don't have to register or anything. One way it is really helpful is that it can search using GPS - if you're in a neighborhood & want to see what is available, it will show you what is around you at any given time.
Please feel free to call, text or email me if you have further questions - I'd love to work with you if you don't have an agent already.
Thank you for your question about west Tucson. It truly is a beautiful place. I took a little time to do the research that you requested and here is what I am coming up with. For Smoke Tree Estate and The Enclave I found no sales in 2009 and nothing listed right now. Painted Hills Estate had a couple, but they are older than 2000. In case you are interested, here is a link to those listings: http://tarmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Tucson
I also checked into the area west of Greasewood for you for homes that are newer than 2000 per your request. They range widely in price as some are custom built (or semi-custom) and others are tract homes in subdivisions. Additionally, the size of the homes and lot sizes vary in that area. For 2009 here is a snapshot of the sales that fit your parameters: http://tarmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Tucson
And here are the details on those sales: http://tarmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Tucson
If there is any other information I can get for you, I'd be happy to help. Just let me know.
