My client's house is has 1638 square feet but Tulia shows the house having 1000 sf. Why does Trulia show less square footage?

My guess would be that Trulia is reporting "main area" from tax records, which is not the same as total heated square feet.

Another possibility is that additions were made to the structure without building permits being obtained, which would prevent those additions from being reflected in public records.

I'd bet on the first case above.
