Loundoun County VA. What is the judge likely to do?

Lease has expired and 30 day notice of no renewal issued.
Tenant has not paid rent or utilities in four months.
5 day pay or quit notice was issued..
Unlawful Detainer Summons has be served.
Court date is set.
Tenant will deny claims of rent due, refuses to leave the property.

If tenant did not leave after the expiration of notice, the VLTA, deed of lease allow you 1/12 duble per dim for every day the tenant is a holder to your home after the expiration of the notice to vacate. your tenants have the burden to show evidance of rent payment. Tenants can not use or claim security depposit as rent .

Do not hire a lawyer, take the tenants to general District court not the circut court . Show documents,such as 30 days notice, deed of lease , pictures of the property before and after ocupanncy
