If tenant did not leave after the expiration of notice, the VLTA, deed of lease allow you 1/12 duble per dim for every day the tenant is a holder to your home after the expiration of the notice to vacate. your tenants have the burden to show evidance of rent payment. Tenants can not use or claim security depposit as rent .
