Typically, 1BR apartments have the highest rate of turnover - therefore there are always more on the market. These are usually starter apartments purchased by singles and young couples. As people get older, get married, have children, etc, these are the first to go. People who are in 2BR+ units are usually more settled and can be there even as their families grow.
