When I see a ridiculously low price on Trulia, it is usually a RealtyTrac "listing" and the amount is not a sale price (might be the amount of a second mortgage) and the home is usually not for sale at that moment as it is just in the first stage of foreclosure proceeds (Notice of Default). There's more on that in my Trulia blog at http://bit.ly/mUgsPC
I just sold a very nice Tualatin home on 107th Ave. for out of state buyers. I'd be happy to share my Tualatin experience with you.
According to RMLS the current price for this home is $875,000. I don't know why it's listed on Trulia for $223,750. That would be quite the steal!
Let me know if I can be of further help.
