This property actually closed on 3/2. Trulia and other outside websites have delays in picking up the latest information from the Multiple Listing Systems used by Real Estate Professional. This may show as pending in Trulia for several weeks unless the agent actually goes in and removes it. This property was a HUD home sold by the government. There is an electronic submission process to send your offer in for a HUD listing. You must work with a real estate professional whose office is registered with HUD in order to submit your bid. Owner Occupants get a first look option on most HUD properties.

The Multiple Listing System in Arizona uses several codes to explain current Status on a property -_ ACTIVE (available for offers), ACTIVE WITH CONTENGENCIES (contract in - accepting back-up offers), SALE PENDING (under contract and contingencies are typically removed file is processing forward!) and CLOSED (file has transferred).

I hope that helped you better understand the status issue. Often people will look at or and ask WHY we can't show a home when in fact it is already under contract!
