The home is currently AWC, which means it has a contract on it and it is in it's inspection period.

This is a short sale and the seller has accepted an offer that has been submitted to the seller's bank. The status is AWC which means Active with Contingencies. This means that an offer that you submit would be held as a back up offer in the event something falls apart with the current offer the seller's bank is working with. If you would like to search the MLS with the same capabilitied as a realtor and view active listings, you can do so at

No, it's "Active With Contingencies" because it's a pending short sale and the "contingency" is whether the short sale lender will accept the existing offer.

Even if the property was still "ACTIVE", it is occupied by tenants and the contract has to be approved by the lender BEFORE it can be shown and the repsonse has been overwhelming, meaning they've either rec'd many multiple offers or contacted by tons of agents and you'd most likely be competing with investors that will bid up the price.

There aren't many if any properties in this price range anymore and you'd have to move on something like this fast and have to compete with all the investors which are cash offers.

This home is a short sale that is currently under contract. In the Phoenix market, homes under $100,000 are becoming extremely rare and are selling very quickly. It is critical to work with a Realtor who can set you up on a search that enables you to see these type of homes immediately when they become available. We would be happy to do that.
