well as I mentioned below this FSBO and is listed on mls because he is willing to work with Realtors. I'd strongly suggest you get your own experienced buyers agent to represent you, protect your interest and help you through all the minutiae in the transaction. After all it will cost you nothing as the seller has already agreed to pay a commission. If you have any questions or would like assistance let us know.
Just some clarification. There are many ways to sell a For Sale by Owner property "FSBO". This particular seller has decided they do not want to pay a full commission for a listing agent and feels they can handle the task for themselves, but it is technically listed with a broker as it is with the Multiple Listing Service and they are offering to pay a buyers agent a commission if they bring them a buyer.
No matter...I would highly recommend you seek buyer representation, there is no cost to you, and your interests would be protected. In my opinion, this is especially important when dealing directly with a homeowner as they may not have the experience and knowledge of they way a real estate transaction needs to work.
This is likely one of the largest purchases in your lifetime and there is no need to go it alone, again, there is no cost to you to work with a buyers agent :)
