Sure enough, the home was marked as pending (under contract) back in August after a series of significant price reductions. Having listed and sold a significant amount of bank-foreclosed homes, I can reinforce what everyone is essentially telling you here--the buyers who have aligned themselves w/ good local agents and are receiving regular email alerts direct from the the Realtor multi-list system are the early birds that get the worm the vast majority of the time. I've listed nicely priced bank properties and had offers within 24 hours of the home being on the market. The public access sites are an important source of good information, but the best deals can be snapped-up sometimes before they even show up on the public sites. Prime "price reduction season" is upon us and many buyers have been looking a long time w/ their agent and can recognize a great deal right away and are moving on them quickly.
