Many times as buyers wait they cancell the deal so a back up offer could get you to first position. The other thing is banks counter the offer that is 3 months old and the buyer thinks they are getting a great deal but the bank counters by $20,000 so the buyer walks. Tom inglesby

This home is currently in "short sale pending" which means that the sellers already have accepted an offer and now their agents are negotiating to get the banks approval for the sale of the home. It is short sale pending which means the seller has accepted an offer, but the bank has not yet accepted. You may be able to submit an offer as well for the bank to consider. If you are looking for a Realtor to help you with the buying process, please do not hesitate to contact me.

This home is "sort of" pending.

The home is a short sale, which means that the sale of this home is subject to the approval of the seller's lender. At this point the seller has accepted an offer from a buyer, and that offer is now with the bank awaiting its review and approval. It has been with the bank for about two and a half months by this point. The official status is "short sale pending."

If you're still interested in this home, the next step would be to have your agent, if you are working with one, contact the seller's agent to inquire about the status of the current offer and see if the seller might be interested in accepting a back up offer. If so, then you would view the property and go from there. Though it doesn't always happen, the current buyer could walk away from the deal, or the offer could fall apart for one reason or another.

It's a short sale and the sellers have already accepted an offer. They are currently negotiating with the bank to finalize the sale.
