This is a "Short Sale" Active with contract meaning there is a contract between the Seller and Buyer contingent on the Seller's lender(s) approval since the sale price is less than the loan. Short Sales are generally left Active with Contract to be able to take back up offers should the first Buyer walk during the waiting period.
As far as another comment below regarding the owner wanting to remain & rent for a month after...in a short sale the lender will not allow the Seller to remain in the property.
