As you already know the property is available what is your situation I. E. do you now own a home, if so do you have to sell it, have you spoken to a mortgage company?
By the way, I do not know how well you know this property or the area but it is in a beautiful courtyard setting and surrounded by trees

Dear Pat Greenspon,

Al things in real estate are negotiable, but because it is a short sale, one would be negotiating with the lender. The purchase of a short sale can be very advantageous to a buyer, but the buyer must have patience. It can take several months to get to closing. Yes there is always room for negotiations because all anyone can say is NO. Please call me at my office or Cell phone so I may discuss this with you. I think you need to have someone explain how to plan a short sale negotiation. There may be some exchange of information and you need to be informed of the Consumer Notice which is required by the State of PA.

Hi Pat, yes, this home is still available. And yes, short sales are initially treated as any other sale, so negotiation is reasonable, although the price listed has already been preapproved by the bank, so depending on the comps (which I can pull for you), this home may go for close to full ask price. I have successfully closed many short sales, both on the sell and buy sides.

My firm represents many properties at this price point and in the Saint James Court area. I would be more than happy to talk with you a little further about the short sale process.

This condo is still active and available. As with all real estate, the price is negotiable. As a short sale, you will need the bank holding the current mortgage (and any other lien holders that may exist) to approve of the price and terms of the agreement.

This short sale is listed as "approved" so the bank has indicated that they would most likely be willing to accept at least the current asking price.
