I recommend that you find a RealtorÂ® who can assist you with these types of questions. Finding a home on your own in this market will be almost impossible. Homes last only days on the market and are usually under contract by the time they show up on Trulia. Also, many lower priced properties have major defects that would eliminate financing as a possibility on those homes.

Home is active and missing HVAC unit .I worked on a short sale that was similar to this. I asked the owner to go trought the homeowner's insurance company and have it replaced. Buyer was happy. Even if the bank is now paying for the insurace it can be done.
