you certainly should only consider properties that cash flow. I personally would look for a minimum of 10% return on your investment. So if you invest $55,000 (25% down on $200,000 purchase price, plus closing costs and a few repairs), then you would want cash flow of at least $5,500/year. You should be able to find opportunities like this. From a quick look at some properties, 1628-1630 Rustic Dr in Sun Prairie looks like a good duplex option (see web reference). I'm sure there are other good options in the Madison area. Let me know if you would like to talk further about purchasing investment properties.

Thanks for answer. looking to cashflow 199000 will not in madison area. Need to be sub 150,000 for positive cash flow.
