Is there any evidence to suggest that in a bundled golf community, improvements in the ammenities will effect property values either positively / neg?

How will capitol improvements to a clubhouse and golf course effect property values. I recognize this is dependent on many factors such as the economy, ect. So I am looking for resources that can provide a general indication. THANKS!

Valuation increase associated with an improvement to a common amenity may occur, but over a much longer period rather than immediately after the improvements are made. I think that home values in a community are significantly more impacted by other similar home sales than the condition of a common amenity.

A challenge as Scott points out is how are the improvements paid for. If the improvement requires special assessments or higher association fees, this could in fact negatively impact home values in the community.

Generally improvements to the existing amenities would bring somewhat higher prices. If the monthly association fees increase however it could negate these possible gains. Scott

I think I read this correctly.....

My answer is that if you have better amenities and an improved community then you will see a better trend in regards to your neighborhoods pricing.
