There are 2 listings for this condo. One is a Condo listing and one is a Multi Family listing. The data entry options for a MF listing are different than the data entry options for a Condo. The MF must state how many units are in the building. The Condo listing asks which unit this is. Thus your confusion.

Thanks for you interest in 57 Bradfield. As you probably know, this is an excellent neighborhood located on the West Roxbury line! The first floor is not included in the sale. This property was once a 3 family and has separate electric panels, heating units, meters and egress. Total rent for the 2nd and 3rd floor is $2850. Hi Home Buyer,

Not only is the 1st floor unit not included, the Master Deed on Record for the Condominium explicitly states it is "2" units. You would need special permission from the city to create a legal 3rd unit and have to amend the condo documents on record.

I first answered that yes it was included, but in fact... it is not! Great catch. The condo that is for sale covers the 2nd and 3rd floors!
