Good afternoon. It does appear that this property sold in May 2012 for $82,000 (assuming the address is 307 Brookwood which has the same square footage). However, this floorplan is not 4 bedrooms 4 bathrooms, it is 3/2.
In other words, what you have seen on Trulia is a notice of default or foreclosure posted by Realty Trac which is a reporting service. Realty Trac takes information from public records and provides it by subscription to its members who have registered and agreed to pay a fee for the information. What you see on Trulia is an abbreviated report from Realty Trac in order to entice you to sign up for their service.
So, even it this house was currently for sale, it is unlikely that you will be able to buy this house for the price posted on Trulia. That is the amount of a default and has no relationship to the value of the property. The house may be offered for sale at a later date but it will most likely be listed with a Realtor and priced at a price that reflects the market price for the area.

In Richardson I would expect to pay at minimum about $100,000 for a house that is move in ready. Even foreclosures sell in this range. If you find one for $40,000, you probably won't be able to get a loan and it probably won't be inhabitable in the current condition. The market is just stronger than that now.
