Im from illinois looking to move to Nashville. Is this a good neighborhood? just curious because this house is really cheap??

As real estate agents, we are not supposed to give our opinion on neighborhoods - we could get in big trouble for doing that. Nobody is going to answer your question directly.

So, in order for you to have the most accurate point of view on any neighborhood, here is an interactive crime map of Nashville. There is a search button where you can put in an address in any area of Nashville to see what kind of crime activity happens in the neighborhood:

From a value standpoint, I ran some comparables on this neighborhood from the beginning of 2011 - there were many distressed sales - foreclosures, etc. which sold in the $40,000-$70,000 price range. Of the non-distressed homes that sold, the average sold price per square foot was $96.80 and the average sold price was $96,800.

Going back over a year of comparables is a stretch in finding the real value of a home, but when I went back just six months there were only three homes that sold in Poplar Glen. Two of them were distressed sales and the other one HAD BEEN a distress sale earlier in 2011 and had been FULLY renovated - new flooring, new cabinets, granite countertops, lighting, EVERYTHING. This home sold for $107,500.

The price of that home is actually in line with neighborhood prices there. The best way to decide on a neighborhood is to drive around and make sure it fits for your commute and shopping preferences. Fortunately we are not plaqued by high crime areas here. You can also check the crime reports, sex affender list, and school rating for any address your interested in. For most part it is if you like the location and neighboring homes have pride in their home. Visit my local Nashville website and register with the price range and zip code your looking in.
