If this is a 55 and older park, does only 1 person have to be 55 or older or everyone livng there?

Hi Lara, If you are interested in either Park Encinitas or Green Valley we have very familiar with both and have been very active in both for 25 years as contractors, manufactured home dealers and RE brokers. Please take a moment to check out our website below. Buying a manufactured home is a little different than regular real estate and a lot of RE agents aren't familiar with all the registration, title, Pre HUD vs HUD compliant, what it takes to qualify for a loan and myriad nuances that are involved in the manufactured home industry.

Additionally, before you buy, you definitely need to have a thourough inspection of the home done by an experienced Manufactured Home inspector. Most regular home inspectors don't understand all the idiosyncrasies of a manufactured home i.e. proper set up, proper tie downs, if the home is level. But most importantly is the year the home was built. This could be a deal breaker for most conventional lenders if the home was built before June, 1976.

There's an awful lot to know and understand about Mobile Homes vs. Manufactured Homes. It's in your best interest to work with an experienced Manufactured Home Contractor, Dealer and Real Estate Broker. Please take a moment to check out our website.

Only 1 person must qualify at age 55 and over to purchase or reside in this park.

All of the parks I work with only require 1 person to be over 55.

Is it Green Valley or Park Encinitas? They're the only two MH communities on ECR in Enci. and they're both senior communities. However, in any event you need to check with the management in Green Valley as they are a rent/lease park while Park Encinitas is a resident owned private community.

If it's the latter chances are you'd be fine with one 55 plus owner. Rental parks can be a little tricky depending on park rules and regs. However, nowadays it's not uncommon to have a caretaker under 55 which is ADA compliant and perfectly legal if you get my drift.

In most 55 or older communities only 1 person who is buying the home has to be 55 or older. i.e. husband is 55 wife is 50. If you have a particular area in mind, you should contact them to see what the requirements are for the community.
