If the houses were otherwise equal which would you consider more valuable? A 3 bedroom with a full finished basement or a 4 bedroom without a basement

Hi Stephanie, Value wise we believe a basement would bring a higher appraised value, this is solely based on if both houses are of similar square footage, then the full basement would add to value.
Often times 3 or 4 bedroom on average are very close to same square footage.
This is of standard average homes, not custom homes or ones with additions.

It comes down to personal choice as always, do you need or want 4bedrooms and no basement?
do you want a full basement and can deal with 3 bedrooms?

I would agree with the prior poster - you may be able to expand the 3 bedroom home to a 4 bedroom home, but adding a basement to a home that is on slab is out of the question. Although there are homes on slab in NJ, it is not the norm. And so I view it as a limiting characteristic - one that will affect price and time to sell. If the home is in a community where the lack of basement is the norm, then it will not affect future resale as much. But generally speaking, the majority of buyers in NJ look for a basement when they buy a home.

Go with the house with the basement. You can always add a bedroom fairly easily. No so a basement.

I'm with everyone else...povided there are no mold or radon problems...go for the basement!

That all depends on a person's individual needs! What is more valuable to one may not be as valuable to another.

Hi Stephanie:

It really depends on a person's specific needs. Some people prefer the extra bedroom for children, visiting relatives, office space while others prefer that finished basement as playrooms for children, extra space for parties and bar areas, game/media rooms, etc. Just depends on what your needs are.
