115 Ravine is already in contract as a pending short sale. As the inventory in the sub 200K price range is very low now, it is unlikely that a seller would "hold" any home for a prospective buyer. A lease option might be possible, however.

Not really realistic in this market. I agree with the others ... are you sure you can't buy now? A really good lender could be your best answer. If trends continue the value in 15 months could be much higher.

Not likely.
Why do you need to wait 15 months?
Go get a loan approval, buy it, lease it.
If you're going to borrow, you might as well get the loan qualification.
There are still good low down, 1st time home buyer deals out there and at the lowest rates in history.

Generally the only way to do somewhat of a hold on a home is a long escrow with non refundable deposit etc, a lease with option to buy or option. You occasionally see a first right of refusal. Usually you need some money to hold them, typically 5 to 10% of purchase.
