This home you mentioned does not appear to be on the market. RealtyTrac reports when public records are filed, usually of a foreclosure notice or substitution of trustee. It can be several weeks until a foreclosure happens and even longer until the bank or government puts the property back on the market. If you are really interested in this particular home, we could see exactly what notice was filed and check if the owner might qualify for an be interested in trying a short sale - just look me up my profile and let me know.
A home on 14030 Bernardy went under contract 05/31/12, http://goo.gl/hSz8v As a HUD sale, it should close in 45 days (60 days if under extension) so it should be closing any day now. If it does not, it might come back on the market. You should watch the http://goo.gl/hSz8v link and if it goes from UCNS to ACT, call me. There are currently several foreclosed, short sales, government owned, bankruptcy, estate, relocation or other distressed properties in the Highland Creek area that are priced to the low $100's. A link is below. If you have any questions or need additional information, please do not hesitate to e-mail or call me direct. If you appreciate an answer, please give "thumbs up". The house you are inquiring about si a HUD foreclosure. That being said according to our Multiple listing Service there is only one home on theat street that even comes close to matching that house and it is under contract. The asking price was substantially higher than the number that Realty Trac posted.
the reason is that Realty trac does not actually portray a price you can buy a house for. There are other considerations that the bank takes into account and that sounds like more of what the fees and attorney costs that woudl have been involved in transferrign the property over to the bank via foreclosure than the actual amount the bank is going to sell the house for.
if you are not working with a buyer's agent you really should. Only a good buyer's agent (like myself) can navigate you through the process fo finding a foreclosed or a short sale or a resale home properly and not mislead you in terms fo prices you find on some sites. the best part is that there is no cost to you. The seller pays 100% fo the cost associated with a buyer's agent and you get the representation you need and deserve.
If you would like to contact me directly I would be happy to show you the home. I can also create a personalized search for you so you can see what other comparable properties there are out there, and if any of those spark your interest we can check them out too. Talk to you soon.
