In many instances, properties shown on Trulia, Zillow etc. do not have the most up to date information. An agent in the area will have access to the MLS and "the" most up to date listings. The agent can also provide you with comparables so you are aware of how the property of interest is priced. Additionally, as the buyer, you do not pay a commission.

It is important to have a qualified dedicated agent working on your behalf. It often is impossible reaching the listing agents on a property especially lender owned homes. If you are pursuing it on your own you may become discouraged very quickly. I have had my buyers write up to 10 or more offers before aquiring a home.

I strongly encourage you to consider an agent who also sells foreclosures or works on a foreclosure team. We work with Fannie Mae, Bank of America, Chase, CitiMortgage, Saxon Mortgage, Aurora Loan Services, Nationstar, and other banks to sell their foreclosures. We sell, on average, 100 bank-owned foreclosed properties per year. Our agents are very familiar with how to get offers accepted with these lenders.
