Information posted on Trulia can have problems because anyone can establish an account and list a home. Also, the system for removing listings has some problems. Just another reason to work with a professinal.

Carly, unfortunately, this house is a "lis Pendens" filing, which means that someone has filed a lien against the homeowner for an unpaid bill. That is why the amount is so small. If it goes ultimately to a short sale it will probably sell for fair market value, or will be bought back by the bank and relisted with a realtor if the homeowner doesn't pay off the lien, which they frequently do. If you are looking for a bargain, a realtor can really help you do that--you as the buyer don't pay for the services of a realtor--the seller does. So, why not take advantage of our service?
