Trulia is linked to several companies, magazines, MLS systems, etc ...
Once a change is made on those sites it takes some time for the Trulia webcrawlers to catch it. If the listing comes from a magazine, it's unlikely that Trulia will pick it up until the next edition showing the price reduction. I work with Century 21 and when I make a status or price change Trulia generally picks it up. Also, as an agent we can "claim" our listings but still really don't have access to make a price reduction here on Trulia unless it was posted through Trulia. Most agents are not even aware of how to claim their listings. Sorry you missed out on this particular listing. I would be happy to provide you with a current list of properties for sale in Fern Forest or any other area of our Big Island. Check out my webpage, send me an email of your criteria and let's get you some quality service. http://www.patrickjlambert.com or email PatJLambert@aol.com .

Hi Tamara,

Most websites list homes that are in escrow for a short tiem, 1-2 weeks. This is because during this initial period, there are inspections and disclosures. The buyer can cancel for several reasons, so in Hawaii, they are listed as "Active Continue to Show." That shows on websites as Active, or not in escrow.

Once those few hurdles are crossed (and signature are obtained for these contingencies) and the buyer is closer to getting loan approval, the listing changes to "Pending." At that point, it will not show as active.
Most sellers will take back up offers up until this point.

Aloha,
Frank
