For you to get approved for any property, we just have to contact a mortgage loan officer, give them certain information as to your income, available cash, open credit and credit score. They will then give you a price range you can afford. That will tell us if you can afford to buy this property. Rule of thumb is that your housing expense should not be more than 35% of your monthly income. Let me know if you would like me to have my loan officer contact you for a pre-approval. The first thing you should do is contact a mortgage broker. If there is someone you trust, contact them, if not I recommend Trident Mortgage. Tell them you want to be pre approved. If for some reason you are not approved immediately, a good lender will work with you and let you know what you have to do to prepare you for a mortgage as soon as possible. All of the rules have changed in recent years and it's harder than it was before to get a mortgage. There are steps you can take to put yourself in a really good position for the future.
