I want to know if a house has had work done on the foundation. I know people sign disclosures when they put up a house for sale. How do I find those?

Hi Kaykee-

I viewed the sellers disclosure and they marked the foundation problems as none. This is a great neighborhood and this home looks very well cared for.

With 2 bedrooms up and 2 down Im surprised it hasn't sold yet!

Your agent will be able to provide the information on the foundation and any other listed repairs. If foundation work was done, you will want to make sure the warranty is transferable and the foundation company is still In business.

There will also likely be other repairs needed to the home since it is 20 yrs old. You will also want to know if and when the A/C units, water heaters and roof were replaced- among other things.

If it is bank owned that info may not be attached. A home inspection will give you all the info you need to be informed.

This property is not currently owned by a bank. Instead, it is owned by the lender who was once the owner/seller. They apparently offered seller financing and have now taken the property back. This may provide an opportunity for you to buy the property out right, or possibly to have the seller finance it for you, depending on your circumstances.

I agree that it looks like a nice home and is reasonably priced. It's not priced below the market, but could be a great home.

I highly recommend that you enlist the help of one of the fine agents here on Trulia if you do not have representation. Any of us can protect you from making a mistake during the purchase process. And, the best part is that it doesn't cost you anything!

I speak too soon, this home is listed as an REO home in the MLS so I'm not sure why a lender/REO property will have a sellers disclosure but there's one for this home.
