Well, at least your Christmas decorations will be up. LOL

I've seen the term before but never used it myself. My interpretation: (and this may be different in your area) Buyers are responsible for ALL Due Diligence on any property. This would include any and all problems with the property and its physical location on the property. (is it within the setbacks allowed by the local municipality)

If you are working with an agent, please ask them to interpret the phrase.
